Sales have officially launched at the prestigious Palazzo Della Luna, the most recent condominium development I’ve been named director of sales and marketing for, and the second ultra-luxury boutique condominium of a two-phase “velvet rope reserve” residential development underway on legendary Fisher Island in Miami, Florida.

The world-class property features interiors by New York-based Champalimaud Design, the firm’s first new residential development commission in Miami. Led by namesake Alexandra Champalimaud and partner Winston Kong, their esteemed portfolio spans the globe and includes the Beverly Hills Hotel, the Dorchester in London, The Waldorf Astoria New York, the Four Seasons Jakarta, the St. Regis Beijing and The Peak Mount Nicholson in Hong Kong, among other iconic residential and hotel properties.

The 10-story Palazzo Della Luna features 50 three- to seven-bedroom waterfront residences, ranging in size from 3,724 square feet to 10,194 square feet, with a variety of modern floor-through layouts and panoramic views of the ocean, bay, South Beach, Downtown Miami and the storied private island and golf course. Palazzo Della Luna is located on Fisher Island’s last remaining prime waterfront parcel, situated on Government Cut precisely where Biscayne Bay meets the Atlantic Ocean. The building is currently under construction by ASR Construction, LLC and slated for completion in summer 2019.

Champalimaud Design artfully blends elements of classical grandeur and old-world style with sophisticated contemporary accents, rich colors, textures and abstract patterns set against the backdrop of a tropical island oasis for its lobby-level amenity design and residence interior conceptualizations. In addition to spaces such as the North Lobby Lounge, Reception Lobby, Beauty Salon, Treatment and Massage Suites, Media Room, Business Center and Fitness Center, Champalimaud will join designers Sam Robin and Augusto Busnelli in curating two of the four turnkey model residences to be completed immediately upon Palazzo Della Luna’s 2019 delivery.

The design of Palazzo Della Luna embraces the tranquil and natural environment of Fisher Island, creating a lifestyle experience that emphasizes refined living. By crafting a series of spaces that are epicurean yet subdued, and curating bespoke finishes, the public realm provides a sense of ‘luxury upon arrival’ while the residences become havens of serenity. Material choices such as plaster bas relief, gilded glass, statuary marble, terrazzo, and cerused oak contribute to an atmosphere of understated elegance and ease with just the right touch of indulgence.

Architect Kobi Karp designed Palazzo Della Luna in a sophisticated, yet contemporary Mediterranean aesthetic that pays homage to the island’s Vanderbilt heritage and complements sister property Palazzo Del Sol, which was recently awarded the title of 2017-2018’s “Best Residential Development in the United States” by the International Property Awards.

Enzo Enea, landscape architect and visionary behind the buildings’ shared outdoor amenity offerings, has designed the two pool terraces and a lush Central Park to connect Palazzo Della Luna and Palazzo Del Sol with outdoor tea gardens, a croquet lawn, bocce ball court and serenity yoga lawn.

Inside, residences feature private elevator entry and contemporary open floorplans with wide-plank European oak wood flooring throughout, and deep terraces with fine flooring and panoramic visas. The highest quality interior appointments include Lualdi doors, BOFFI kitchens with Miele appliances and Sub-Zero refrigeration, BOFFI master bathrooms with custom “Fisher Island” soaking tub, Margraf honed statuaria book-matched marble and Dornbracht and Duravit plumbing controls and fixtures.

Three penthouses will feature 15 foot ceilings throughout, Enzo Enea-designed private rooftop terraces with panoramic views and Viking outdoor summer kitchens. The terraces will be finished in Ipe wood and Sea Grey granite hardscaping and manicured grass landscaping. Each will also have a private stainless-steel pool with glass-tile finish by Bradford, and an outdoor shower. One lower penthouse will also have access to its own rooftop terrace. In addition, three of the building’s four ground-floor lanai residences will enjoy their own private pools set within expansive Enzo Enea-designed private terraces.

Palazzo Della Luna will have six-star service and a multitude of amenities like its sister property, including white-glove multi-lingual concierge service, valet parking, a waterfront north lobby lounge with butler-serviced aperitivo bar and intimate reading lounge, beauty salon, private treatment and massage suites, media room, business center, and fitness center by The Wright Fit.

The Kidville-designed children’s playroom is being created in collaboration with fifth and sixth grade students at Fisher Island Day school, who were engaged as part of their S.T.E.M. curriculum to help inspire its theme and design – “Kidville Cove”. Throughout their fall 2017 semester, students worked with design experts, conducted surveys and utilized classroom tools to propose a playroom inspired by its tropical island surroundings.

Residents will also enjoy amenities exclusive to both buildings including sunrise and sunset infinity-edge pools, a pool bar with towel and refreshment service, his & her spa cabana with sauna, steam and shower, expansive pool terraces with lush landscaping and nine poolside cabanas available for purchase.

Accessible only via the island’s own convenient auto-ferry system or private yacht, Fisher Island is a secure island oasis with 216 private acres of tropical living, located within minutes of Downtown Miami and Miami Beach. The premier Fisher Island Club recently completed a $60 million renovation to its expansive amenities, including the oceanfront Beach Club, Vanderbilt Mansion, par-35 championship nine-hole golf course designed by P.B. Dye, state-of-the-art tennis center with 18 lighted courts and two private deep water marinas, among others.

Residences at Palazzo Della Luna are priced from $6.5 million to $40 million.
